Twenty nine houses, and the infrastructure that has to be agreed before any of them can be occupied.
The civil design covers the road layout with swept path and sightline analysis, the water main network, and the surface water and wastewater systems, each drawn to what the authority will take in charge rather than to what fits the site plan.
Alongside the drawings we ran the Irish Water pre connection enquiries and the diversion applications. That correspondence is usually the long pole on a scheme this size, and starting it early is most of what keeps it off the critical path.
