# Structural Engineers in Naas

> Structural and civil engineering for homes and developments in Naas, the county town, from our office in Newbridge, ten minutes up the M7.

Naas is the county town and the nearest large town to the office, about ten kilometres up the M7 from Newbridge. The engineer who visits a site in Naas is the one who designs the job and signs for it.

We have worked in the town itself, on four houses at Mill Lane off the Sallins Road, designed inside the curtilage of a protected structure. The same office takes on extensions, walls coming out, surveys and certification for homeowners across the town and its estates.

## What we do in Naas

### [Structural Calculations](https://www.petruf.ie/services/structural-engineering/structural-calculations)

Load bearing walls taken out, extensions and attic conversions, with a site visit and a fixed fee quoted first.

### [Surveys and Reports](https://www.petruf.ie/services/structural-engineering)

Pre purchase surveys, condition reports and crack and subsidence reports on houses in the town.

### [Building Regulations Compliance](https://www.petruf.ie/services/consulting-and-compliance/building-regulations-compliance)

Opinions on Compliance for a sale, and design and assigned certification under BCAR.

### [SuDS and Drainage Design](https://www.petruf.ie/services/civil-engineering/suds-design)

Soakaway tests on site, and surface water designed to the council's SuDS policy.

### [Flood Risk Assessments](https://www.petruf.ie/services/civil-engineering/flood-risk-assessments)

For sites on the flood maps, by the river or near it, before the design is fixed.

### [Uisce Éireann Connections](https://www.petruf.ie/services/civil-engineering/irish-water-connections)

The connection applications a new house or a development needs, made as your agent.

## Planning and building control

[Kildare County Council](https://kildarecoco.ie/) is the planning authority and the building control authority, at Áras Chill Dara on Devoy Park in Naas, and commencement notices are lodged with it through the national [Building Control Management System](https://www.localgov.ie/en/bcms). The council's offices are in the town itself, and Naas has a Municipal District of its own.

The town is planned under the [Naas Local Area Plan 2021 to 2027](https://kildarecoco.ie/AllServices/Planning/LocalAreaPlans/CurrentLocalAreaPlans/NaasLocalAreaPlan2021-2027/), which sits under the Kildare County Development Plan 2023 to 2029. The regional strategy names Naas a Key Town, which is why so much of the county's new housing is planned around it. An application that does not show how its surface water and its flood risk are dealt with is likely to come back with a request for further information.

## Flooding

The OPW has mapped flood risk in Naas in detail, and the maps are on [floodinfo.ie](https://www.floodinfo.ie/). The council lists a flood relief scheme for the town among its current works, and north of it the council and the OPW have a flood management scheme on the Morell. A site near a watercourse will be asked for a flood risk assessment, and it costs less before the layout is fixed than after a request for further information.

## The ground

Most of Kildare is glacial till over limestone: a stiff clay that carries a foundation well and takes water slowly. A soakaway is a test result rather than an assumption, and on a larger site a site investigation comes before the design. We set out what an investigation finds, and what each kind of ground does to a foundation, in [What the Ground Decides](https://www.petruf.ie/blog/what-the-ground-decides).

## Our work nearby

### [Mill Lane Development](https://www.petruf.ie/projects/public-infrastructure/mill-lane-development)

Four detached houses off the Sallins Road, designed inside the curtilage of a protected structure.

### [The Hotel at Goffs](https://www.petruf.ie/projects/hospitality/club-hotel-goffs)

A three storey hotel at Goffs in Kill, a few minutes up the N7, framed in precast crosswalls with filigree floors.

## Questions from the town

### How far is your office from Naas?

About ten kilometres, down the M7 in Newbridge, so a visit to Naas is part of a normal working day rather than a trip. For structural calculations the visit is included in the fixed fee, which is quoted before anything starts.

### Which plan applies to a planning application in Naas?

The Naas Local Area Plan 2021 to 2027, read with the Kildare County Development Plan 2023 to 2029. The local area plan sets the zoning and the town's own objectives; the county plan sets the policies on drainage, flood risk and design that every application is assessed against.

### Do I need a flood risk assessment for a site in Naas?

Where the site is in or near a flood zone on the OPW maps, or beside a watercourse, the council will usually ask for one with the application. A short look at the maps and the site before the layout is drawn tells you whether you do, and how far it has to go.
