# Structural Engineers in Celbridge

> Structural and civil engineering for homes and developments in Celbridge, on the Liffey in north Kildare, from our office in Newbridge.

Celbridge is on the Liffey in the north of the county, about half an hour from the office in Newbridge. The engineer who visits is the one who designs the job and signs for it.

We know the edge of the town from the other side of the boundary: at Adamstown, a few minutes away in South Dublin, we designed the precast frame of an apartment development. In Celbridge itself we take on extensions, openings, surveys and certification for homeowners, and the drainage and flood questions a new building by the river is asked.

## What we do in Celbridge

### [Structural Calculations](https://www.petruf.ie/services/structural-engineering/structural-calculations)

Load bearing walls taken out, extensions and attic conversions, with a site visit and a fixed fee quoted first.

### [Surveys and Reports](https://www.petruf.ie/services/structural-engineering)

Pre purchase surveys, condition reports and crack and subsidence reports on houses in the town.

### [Building Regulations Compliance](https://www.petruf.ie/services/consulting-and-compliance/building-regulations-compliance)

Opinions on Compliance for a sale, and design and assigned certification under BCAR.

### [Flood Risk Assessments](https://www.petruf.ie/services/civil-engineering/flood-risk-assessments)

For sites on the flood maps, by the river or near it, before the design is fixed.

### [SuDS and Drainage Design](https://www.petruf.ie/services/civil-engineering/suds-design)

Soakaway tests on site, and surface water designed to the council's SuDS policy.

## Planning and building control

[Kildare County Council](https://kildarecoco.ie/) is the planning authority and the building control authority, at Áras Chill Dara on Devoy Park in Naas, and commencement notices are lodged with it through the national [Building Control Management System](https://www.localgov.ie/en/bcms). Celbridge is in the Celbridge-Leixlip Municipal District.

The Celbridge Local Area Plan 2017 to 2023 has lapsed, and nothing has replaced it yet. Applications in the town are decided under the Kildare County Development Plan 2023 to 2029, with the council still having regard to the old plan. The regional strategy names Celbridge a Self Sustaining Town in the Dublin Metropolitan Area.

## The Liffey and Hazelhatch

The Liffey runs through the middle of the town, and the OPW's flood study for the east of the country picked Celbridge out for detailed assessment along it. South of the town, Hazelhatch has had many significant floods in recent decades, and the council finished a study of it in 2019. The maps are on [floodinfo.ie](https://www.floodinfo.ie/), and a site near either will be asked about flood risk at planning.

## The ground

Most of Kildare is glacial till over limestone, a stiff clay that carries a foundation well and takes water slowly, with softer ground along the river. A soakaway is a test result rather than an assumption here, and near the Liffey the foundation design starts from what a site investigation finds.

## Questions from the town

### Is there a local area plan for Celbridge?

Not a current one. The Celbridge Local Area Plan 2017 to 2023 has lapsed, so applications are decided under the Kildare County Development Plan 2023 to 2029, with the council having regard to the old plan. Check the council's site for a new one before relying on this.

### Do I need a flood risk assessment for a site near the Liffey?

Usually, if the site is in or near a flood zone on the OPW maps. The assessment sets the finished floor level, shows the building does not push flood water onto anybody else, and is what the council will ask for if the application arrives without it.

### Can an engineer look at an extension in Celbridge before I apply?

Yes, and it is the cheapest time to. The first call is free, and on it we will say whether a visit is needed. For structural calculations the visit is part of the job and included in the fixed fee, which is quoted before anything starts.
